Global Spaces

Master Systems Integrator

Integration at the Edge and in the Cloud

Our goals are simple: Learn, Inform, Improve.

The BMS industry is undergoing a dramatic change as the explosion in IoT technology has brought the idea of control and integration into more people's lives than ever before. IoT and cloud-based control systems by companies such as Nest and Hive have made the population aware of intelligence in buildings. Smart buildings are now expected rather than aspired to!

ImageThis demand has created the role of the Master Systems Integrator (MSI). The MSI's role is to integrate disparate systems within the built environment.

“global spaces” is a range of products and services that come together to make buildings smarter. We provide a consultative approach to understand the customer’s needs and pinch points.  We then apply our technology and deliver smart buildings that respond to the way they are being used, rather than to a set of assumptions, typically with a focus on short ROI and reduced carbon footprint.

Our technology allows us to:

  • Learn how a building is being used.

  • Inform users with live data about comfort levels, energy usage and occupancy.

  • Improve comfort levels, energy use, and total cost of ownership automatically (without on-site human intervention).

This benefits you by:

  • Understanding where energy is being used, and what parts of your building are in use and when.
  • Making the business case for improvements, along with improving compliance around CSR and ESG agendas.
  • Automatically improve air quality, reduce your carbon footprint and reduce maintenance fees.
  • Meeting your MEES and SECR responsibilities.
  • Presenting you with the data required to better negotiate energy tariffs.
  • Control your building with data rather than assumptions.

Using the latest IoT and cloud computing technology we can make your building more responsive to the way it is used, more comfortable for its occupants and more energy efficient. global spaces is here to deliver the "smarts" into your building. Smarter buildings are more comfortable to live, work and relax in.

Key questions for building managers:

  • How often is your building operating for the maximum number of occupants, when only the minimum has arrived?
    • Are you ventilating for 1000, when you could be ventilating for 100?
    • Are you heating or cooling empty spaces?
    • Are you lighting empty spaces?
  • How often do you heat your building in the morning, only to cool it down in the afternoon?
  • How can you manage and automatically control indoor air quality in your building?
  • Do you understand how your building is being used, where people congregate, and when?

If you answer "no" to any of the above, it is likely we can make you savings. We have integrated a range of products from market leading suppliers to make your estate smarter and more responsive to all sorts of factors, from occupancy levels to the weather forecast, and metrics from a wide range of wireless sensors including indoor air quality, vibration sensing and power monitoring.

The range of products and applications at our disposal gives us unrivalled connectivity and control.

  • SmartServer gathers data from your building and normalises it into a IAP (Internet Access Protocol), which makes sharing it with other systems easy.
  • LoraWan integration Our SmartServer platform makes integrating LoRaWAN sensors into BACNet a cinch. With an on-board LoRaWAN server, you don't even need Cloud access to deploy LoRaWan sensors and integrate them with your BMS controllers!
  • Cloud Platform based on Microsoft Azure gives us the ability to visualise data, and optimise using the power of Azure machine learning and analysis.

Use-case examples:

  • Use of lighting motion sensors to drive occupancy detection into HVAC control.
  • Last person out detection to ensure an empty building isn't needlessly using energy.
  • Using low-cost wireless door and window contacts to enable and disable HVAC systems. (There's no point having the radiator on in a classroom when a window is open!)
  • Using Indoor Air Quality sensors to Learn, Inform and Improve air quality automatically. This has been shown to improve productivity in commercial and study spaces.
  • Proportionally control ventilation systems based on Indoor Air Quality (dust, VOC, CO2, PM2.5, PM10).
  • Connected real estate - Monitor a large estate from a single dashboard driven interface, integrate with CAFM systems and provide the business with full visibility of their estate from a single seat.
  • Real-time benchmarking across your building or estate. Is system Y more efficient than system X? Is building A more efficient than building B?
  • Create a single-pain-of-glass view of your building, with data from all systems clearly visible.
  • Create demand-based cleaning routines with desk and door monitoring sensors.
  • Safely move to demand-based maintenance, by monitoring hours run, power consumption and vibration analysis of plant.
  • Avoid over-population of spaces.
  • Personalising environmental controls in cellular offices.
  • Normalise data from multiple systems to share between disparate system, or re-tagging to share with Digital Twins software.
  • Share normalised data with machine learning algorithms.

We have a strong track record delivering MSI services on a wide range of projects, from the roll-out to DFS stores nation-wide, to smaller projects such as luxury home integration of radiator valves.

Drawing on 30 years' experience integrating building services, global spaces are the Master Systems Integrator that will save you money, carbon and maintenance fees.
